For rate/term or cash-out loans, we can finance up to 80% of the market value after a six-month seasoning period. You don’t have to take the full leverage if you don’t need it—this setup gives you flexibility while still keeping the financing responsible and tailored to your goals.
We provide loans for single-family homes up to four units, and we can also review five- to one hundred-unit multifamily properties. We do not currently finance mobile homes, manufactured homes, or commercial buildings. Our focus is strictly on residential investment properties.
Yes. For property flips, you can get financing with as little as 7% down. For DSCR (Debt Service Coverage Ratio) loans, the minimum down payment required is 20% for new purchases.
Not always. For rental loans, experience isn’t required, so new investors are welcome. For flips and bridge loans, experience does play a role. While we do have financing options for first time flippers, the more experience a flipper has, the higher the leverage we can offer. We do accept experience from partners as well.
For DSCR rental purchases, we can finance up to 80% of the purchase price if you have strong credit (700+) and cash flow. For cash-out refinances, we can also fund up to 80% of the property’s value with a qualifying score.

Yes. For refinances on a previously distressed property, a six-month seasoning period is required before using the new property value. For homes bought in cash, we offer a delayed purchase program that allows up to 80% financing for DSCR. This option is available between month 3 and month 6 after the purchase.
Approvals are quick— For flips, Bridge, and 1-4 unit DSCR loans, approval is usually on the same or next business day. For Ground-Up Construction loans and more complex development projects, it may take a couple of weeks, but our process is designed to move fast.
We typically look for a credit score of 650 or higher for DSCR loans or 680 or higher for Bridge, Fix and Flip, and Ground-Up Construction loans, with no late mortgage payments in the past 12 months. This shows a strong record of paying on time.
